Given political activism at the property, particular care was required in organising photography and on-screen information, balancing to ensure investors were able to appreciate the quality of the investment whilst at the same time keeping appropriate information discrete.

The data room was organised to ensure full information was made available at launch of the sale. This information included measured survey, environmental survey, RAAC survey and complete legal package including the contract.

13 parties expressed interest in the investment.

The leading interested party was in a position to progress, having reviewed the legal package, on 1st November 2024, just over two weeks from marketing launch. This party decided not to proceed as they became aware of the political activity at the property. However, the property remained fully on the market during the process.
A client meeting on 15th November 2024, 4 weeks from the commencement of marketing, confirmed instructions to proceed with whichever of the remaining interested invested submitted a legal offer online first.
A clicktopurchase® binding legal offer to treat was submitted by an investor on Tuesday 19th November, less than two working days after the client meeting.
The offer was accepted resulting in a legally binding exchange of contracts the same day.

A challenging property to sell given the political activity at the property which deterred a number of investors. Singer Vielle’s presentation enabled engagement by purchasers local and distant from the property, whilst the extensive reach from the SV International subscriber database ensured obscure and relatively unknown investors became aware of the opportunity.
