Les r\u00e9sultats obtenus contredisent les gros titres. Sur ces 22 ventes, plus de la moiti\u00e9 ont d\u00e9pass\u00e9 le prix indicatif, plusieurs de mani\u00e8re significative. Un immeuble commercial en centre-ville dans le Sud-Est a attir\u00e9 onze offres et a \u00e9t\u00e9 vendu \u00e0 14%, soit un rendement sup\u00e9rieur au prix demand\u00e9. Un autre, un centre commercial dans les Midlands, a \u00e9t\u00e9 vendu en trois semaines seulement apr\u00e8s sa mise en vente. La question n&#039;est plus de savoir si l&#039;investissement dans l&#039;immobilier commercial est rentable, mais plut\u00f4t pourquoi tant d&#039;investisseurs ont mis autant de temps \u00e0 le comprendre.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le secteur du commerce de d\u00e9tail a surperform\u00e9 tous les autres secteurs en 2025.<\/h2>\n\n\n\n<p>Le secteur du commerce de d\u00e9tail a g\u00e9n\u00e9r\u00e9 un rendement total de 9,21 milliards de livres sterling (TP4T) depuis le d\u00e9but de l&#039;ann\u00e9e jusqu&#039;au troisi\u00e8me trimestre 2025, soit la meilleure performance de tous les secteurs immobiliers traditionnels, surpassant ainsi l&#039;immobilier industriel (9,11 milliards de livres sterling), les bureaux (3,21 milliards de livres sterling) et l&#039;ensemble de l&#039;immobilier (6,61 milliards de livres sterling). Il ne s&#039;agit pas d&#039;une victoire de justesse, mais d&#039;une avance d\u00e9cisive. Le commerce de d\u00e9tail a g\u00e9n\u00e9r\u00e9 un rendement total de 11,31 milliards de livres sterling (TP4T) sur les douze mois pr\u00e9c\u00e9dant f\u00e9vrier, gr\u00e2ce \u00e0 la croissance des revenus locatifs et de la valeur du capital dans de nombreux sous-secteurs. Les centres commerciaux et les parcs commerciaux ont \u00e9t\u00e9 les principaux moteurs de cette croissance, mais m\u00eame les commerces de d\u00e9tail traditionnels ont vu leurs loyers progresser pendant une grande partie de l&#039;ann\u00e9e.<\/p>\n\n\n\n<p>Cette surperformance est structurelle, et non sp\u00e9culative. La part du commerce en ligne dans le secteur du commerce de d\u00e9tail s&#039;est stabilis\u00e9e autour de 281\u00a0000 milliards de dollars, les d\u00e9taillants r\u00e9investissant d\u00e9sormais dans leurs magasins physiques. Ce changement se r\u00e9percute sur la demande locative, le renouvellement des baux et la croissance des loyers\u00a0\u2014 autant d&#039;\u00e9l\u00e9ments plus importants pour les investisseurs que le simple sentiment du march\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">La demande d\u00e9passe l&#039;offre<\/h2>\n\n\n\n<p>La demande d&#039;investissement dans l&#039;immobilier commercial a progress\u00e9 de 301 milliards de livres sterling par rapport \u00e0 la m\u00eame p\u00e9riode en 2024, selon les demandes de renseignements adress\u00e9es aux agents immobiliers. Parall\u00e8lement, l&#039;offre de biens immobiliers commerciaux a diminu\u00e9 de 21 milliards de livres sterling. Au Royaume-Uni, les investissements dans le commerce de d\u00e9tail ont totalis\u00e9 5 milliards de livres sterling au troisi\u00e8me trimestre 2025, d\u00e9passant d\u00e9j\u00e0 le total de l&#039;ann\u00e9e 2024. Le commerce de d\u00e9tail traditionnel affiche d\u00e9j\u00e0 des volumes sup\u00e9rieurs \u00e0 la somme des volumes des deux derni\u00e8res ann\u00e9es et est en voie d&#039;atteindre son plus haut niveau d&#039;entr\u00e9e de capitaux annuel depuis 2017. .<\/p>\n\n\n\n<p>Le d\u00e9s\u00e9quilibre entre l&#039;offre et la demande explique la multiplication des ench\u00e8res. Sur les 22 propri\u00e9t\u00e9s vendues en 2025, 19 ont suscit\u00e9 plusieurs offres. Trois ont fait l&#039;objet d&#039;une offre finale dans les 48 heures suivant leur mise en vente. Les investisseurs disposant de liquidit\u00e9s et convaincus de leur projet concluent des affaires, mais ils doivent agir vite et payer le juste prix pour les obtenir.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Les rendements sont attrayants et les prix se sont r\u00e9\u00e9valu\u00e9s.<\/h2>\n\n\n\n<p>Les rendements des commerces de d\u00e9tail de premier ordre restent nettement sup\u00e9rieurs \u00e0 leurs moyennes de long terme, souvent de plus de 100 points de base. Cela cr\u00e9e un potentiel d&#039;appr\u00e9ciation du capital \u00e0 mesure que la confiance revient et que les rendements se compriment. Mais m\u00eame sans variation de rendement, le seul rendement locatif rend le commerce de d\u00e9tail attractif. Les rendements initiaux nets des propri\u00e9t\u00e9s que nous avons commercialis\u00e9es en 2025 se situaient entre 6,21 et 9,11 milliards de dollars, selon le secteur, la dur\u00e9e du bail et les engagements du locataire. Compar\u00e9 \u00e0 la moyenne de l&#039;ensemble du march\u00e9 immobilier, la prime est \u00e9vidente.<\/p>\n\n\n\n<p>Les prix se sont r\u00e9\u00e9quilibr\u00e9s. La r\u00e9\u00e9valuation cons\u00e9cutive \u00e0 la pand\u00e9mie et au cycle des taux d&#039;int\u00e9r\u00eat est d\u00e9sormais largement termin\u00e9e. Il en r\u00e9sulte un secteur o\u00f9 les actifs sont valoris\u00e9s en fonction du risque, o\u00f9 les revenus sont largement couverts par les loyers et o\u00f9 les acheteurs peuvent pr\u00e9voir les rendements sans faire d&#039;hypoth\u00e8ses irr\u00e9alistes sur la croissance du capital. C&#039;est pourquoi les investisseurs institutionnels, les family offices et les investisseurs priv\u00e9s sont tous actifs\u00a0: les fondamentaux sont solides.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Nos propres donn\u00e9es sur les transactions le prouvent.<\/h2>\n\n\n\n<p>Les 22 ventes commerciales que nous avons r\u00e9alis\u00e9es en 2025 concernent des boutiques de centre-ville, des galeries marchandes, des entrep\u00f4ts commerciaux et de petites galeries marchandes en Angleterre, au Pays de Galles et en \u00c9cosse. La valeur des lots variait de 220\u00a0000 \u00a3 \u00e0 3,8 millions de \u00a3. Parmi les locataires figuraient des enseignes nationales, des cha\u00eenes r\u00e9gionales et des exploitants ind\u00e9pendants. Les profils de baux allaient d&#039;opportunit\u00e9s de location \u00e0 court terme \u00e0 des investissements \u00e0 long terme g\u00e9n\u00e9rant des revenus locatifs avec r\u00e9vision \u00e0 la hausse uniquement.<\/p>\n\n\n\n<p>Leur point commun\u00a0: tous ces biens ont trouv\u00e9 preneur. La plupart ont \u00e9t\u00e9 vendus rapidement. Plusieurs ont m\u00eame d\u00e9pass\u00e9 les prix estim\u00e9s. Aucun n\u2019est rest\u00e9 invendu. Le contraste avec 2022 et d\u00e9but 2023 \u2013 p\u00e9riode o\u00f9 le commerce de d\u00e9tail exigeait patience, flexibilit\u00e9 en mati\u00e8re de prix et une grande audace \u2013 est saisissant.<\/p>\n\n\n\n<p>Deux exemples illustrent cette \u00e9volution. Un local commercial en centre-ville, lou\u00e9 \u00e0 une enseigne de proximit\u00e9 pour une dur\u00e9e de dix ans, a \u00e9t\u00e9 mis en vente en mars au prix de 7,51 TP4T NIY. Il a suscit\u00e9 six offres d\u00e8s la premi\u00e8re semaine et a trouv\u00e9 preneur \u00e0 6,81 TP4T. Une petite galerie marchande situ\u00e9e dans une ville de banlieue, g\u00e9n\u00e9rant 94\u00a0000 \u00a3 de chiffre d&#039;affaires annuel gr\u00e2ce \u00e0 quatre locataires, a \u00e9t\u00e9 propos\u00e9e \u00e0 1,25 million de livres sterling. Onze acqu\u00e9reurs potentiels se sont manifest\u00e9s. Apr\u00e8s une vente aux ench\u00e8res, le bien a \u00e9t\u00e9 vendu \u00e0 1,34 million de livres sterling.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Le march\u00e9 a \u00e9volu\u00e9, mais pas la perception.<\/h2>\n\n\n\n<p>Le d\u00e9calage entre les performances du march\u00e9 et la perception du public demeure important. Le commerce de d\u00e9tail tra\u00eene encore les s\u00e9quelles d&#039;une r\u00e9putation ternie par les fermetures de grands magasins, les faillites de centres commerciaux et l&#039;effondrement des loyers. Ce constat \u00e9tait juste \u00e0 l&#039;\u00e9poque. Il ne l&#039;est plus aujourd&#039;hui.<\/p>\n\n\n\n<p>Le march\u00e9 de l&#039;immobilier commercial est au plus haut depuis plus de dix ans et les prix se sont r\u00e9ajust\u00e9s, ce qui se refl\u00e8te clairement dans la performance globale du secteur. Les taux de vacance sont en baisse. La croissance des loyers est positive dans la plupart des sous-secteurs. Les d\u00e9taillants ouvrent des magasins, au lieu d&#039;en fermer. Les investisseurs qui s&#039;accrochent \u00e0 d&#039;anciennes id\u00e9es passent \u00e0 c\u00f4t\u00e9 d&#039;une opportunit\u00e9.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quelles cons\u00e9quences cela aura-t-il pour les investisseurs en 2026 ?<\/h2>\n\n\n\n<p>L&#039;investissement dans le commerce de d\u00e9tail en 2026 sera d\u00e9termin\u00e9 par les m\u00eames facteurs qu&#039;en 2025\u00a0: une offre limit\u00e9e, des fondamentaux solides pour les locataires et des rendements offrant un revenu r\u00e9el avec un potentiel d&#039;appr\u00e9ciation du capital.
